Welcome to Bella Stayz! By booking one of our properties, you agree to comply with the following Terms and Conditions. Please read them carefully to ensure a pleasant stay.

1. Booking and Payment

• Reservation Confirmation: Your booking is confirmed upon receipt of the full payment or a deposit as specified during the booking process.
• Payment Method: All payments must be made through our accepted payment methods.

2. Check-In and Check-Out

• Check-In Time: Check-in is after 3:00 PM. Early check-in may be available upon request but is not guaranteed.
• Check-Out Time: Check-out is before 10:00 AM. Late check-out may be requested but is subject to availability.

3. Guest Policies

• Registered Guests Only: Only registered guests are allowed on the property. Any additional guests must be approved by the host before arrival.
• Maximum Occupancy: Each property has a specified maximum occupancy limit, which must not be exceeded.

4. No Parties or Events

• Strict No Party Policy: Parties, events, or gatherings of any kind are not permitted on the property. Violations may result in eviction and additional fees.

5. Smoking and Vaping

• No Smoking Policy: Smoking or vaping is strictly prohibited anywhere on the property, including outdoor areas.

6. Pets

• No Pets Allowed: Pets are not permitted in any of our properties to maintain a clean and safe environment for all guests.

7. Security and Damage

• Security Deposit: A security deposit may be required and will be refunded following a satisfactory inspection of the property after check-out.
• Damages: Guests are responsible for any damages or missing items during their stay. Costs for repairs or replacements will be deducted from the security deposit or charged directly.

8. Keys and Access

• Key Management: Guests must take care of property keys and access fobs. A fee of $100 will be charged for lost keys or fobs.
• Lockout Fees: Call-out fees will apply if guests lock themselves out of the property.

9. Amenities and Facilities

• Amenity Access: Access to property amenities (e.g., pools, and gyms) may require attendance at a building induction. Please adhere to any specific rules associated with these facilities.

10. Noise and Behavior

• Quiet Hours: Guests are expected to maintain a respectful noise level, particularly during quiet hours from 9:00 PM to 8:00 AM.
• Respect for Neighbours: Guests must treat the property and surrounding area with respect. Disturbances or complaints from neighbours may result in immediate eviction.

11. Cancellation Policy

• Cancellation Terms: All cancellations must be made in accordance with the specific cancellation policy outlined at the time of booking. Refunds will be processed based on this policy.

12. Liability

• Limit of Liability: Bella Stayz is not responsible for any personal injury, loss, or damage to personal belongings during your stay. Guests are advised to take appropriate precautions.

13. Changes to Terms

• Modification of Terms: Bella Stayz reserves the right to modify these Terms and Conditions at any time. Guests will be notified of any changes through our website or direct communication.

14. Governing Law

• Applicable Law: These Terms and Conditions are governed by the laws of Australia, and any disputes will be resolved under Australian law.
